Whether you are a first-time buyer, an investor, or a family looking to relocate between Gatineau and Ottawa, it is essential to understand the specific characteristics of each province to avoid unpleasant surprises.

One of the biggest differences concerns the legal process of the transaction. In Quebec, real estate transactions primarily involve a notary, who acts as a neutral public officer to prepare deeds and formalize the sale. In Ontario, this role is typically handled by a real estate lawyer. This distinction influences costs, timelines, and the way certain verifications are carried out before the final signing.

Offers to purchase also function differently. In Quebec, promises to purchase are often made using standard OACIQ forms, whereas in Ontario, contracts follow OREA templates. Inspection conditions, financing, and clauses can therefore vary considerably from one province to another.

Taxes and closing costs also represent a significant difference. In Quebec, buyers must anticipate property transfer duties, often called “welcome tax.” In Ontario, there is also a land transfer tax, but Ottawa may sometimes offer different costs compared to Gatineau depending on the property’s value. Costs related to insurance, electricity, and even municipal taxes can also vary significantly between the two provinces.

Transaction timelines are not always the same either. In Ontario, some transactions can proceed very quickly in a competitive market, whereas in Quebec, timelines may be slightly different depending on inspections, financing, and notary availability.

Ultimately, working with a real estate team that understands both systems can make all the difference. At Sutton GO and the Jesse Bigras team, our interprovincial approach allows us to support our clients on both the Quebec and Ontario sides to simplify every step of the process. Buying between Gatineau and Ottawa becomes much simpler when one truly understands the realities of both markets.

Purchasing a property is already a significant step, but when comparing the real estate markets of Quebec and Ontario, several differences may surprise buyers.
